MHBC Planning Limited has applied for an Official Plan Amendment and an Amendment to the Zoning Bylaw (ZBA), concurrent with a Site Plan Approval Application.
The purpose of the
Official Plan Amendment and Amendment to the
Zoning By‐law applications are to permit a mixed employment and commercial centre development comprised of six buildings.
The Official Plan Amendment will retain the existing General Industrial designation and will add a site-specific policy to permit additional commercial uses (including a retail store, personal service store and food store or supermarket) on the subject site. Further, the Official Plan Amendment also involves modifying Schedule C of the Official Plan to identify the subject site as a Defined Policy Area.
The proposed Amendment to the Zoning By-law, will retain the existing Light Industrial zoning, and add special provisions to accommodate the proposed development. The special provision will add a retail store, personal service store, food store, supermarket and stand-alone restaurant as a permitted use on the subject site.
