About the Proposed Development

The proposed development is a twenty-nine (29) storey mixed use tower with a total of 244 residential units and three (3) ground floor commercial units. The proposed Amendment to the Zoning By-law seeks to modify the current ‘Central Area Commercial (C1-1)’ and ‘Transition Centre Commercial (C2-2)’ zoning to ‘Central Area Commercial (C1-1) with Special Provisions (SP-XX)’ within the City of Barrie Comprehensive Zoning By-law 2009-141. 

Special provisions have not yet been confirmed for the proposed development, however at this time propose:

  • Increased Gross Floor Area (GFA) of 960% where 600% is permitted as a maximum percentage of lot area
  • Increased Building Height of 101 metres where 30 metres is permitted
  • Decreased minimum commercial coverage of 11% of lot area, where 50% is required
  • Decreased landscape buffer areas where 3.0 metres is required along side and rear lot lines
  • Decreased parking of 242 spaces, where 244 are currently required
  • Decreased drive aisle width of 6.0 metres where 6.4 metres is required
