
About the Proposed Development
Greenworld Construction Inc. has submitted an application for an Official Plan Amendment to re-designate the lands from High Density and Medium Density to High Density and Greenspace and a zoning by-law amendment to rezone the subject lands from ‘General Commercial (C4)’ zone and ‘Highway Industrial (HI)’ zone to 'Residential Multiple Dwelling Second Density with Special Provisions (RM2)(SP - XXX)' zone, 'Transition Centre Commercial with Special Provisions (C2-2)(SP-XXX)' zone and Open Space (OS)' zone. The applications will facilitate the development of 3,185–3,235 residential units, which will be provided through the following:
- Nine high-rise towers that will range in height up to 40 storeys and comprise 2,948 condominium/apartment units.
- 237–286 townhouse units that will be up to 4 storeys in height.
Other uses will include 5,000 m2 of commercial space, a school block and outdoor amenity spaces.
Innovative Planning Solutions on behalf of Greenworld Construction Inc. had requested consideration of the application through a Community Infrastructure and Housing Accelerator (CIHA) application which was replaced with a Minister's Zoning Order framework. The application has been referred back to the City by the Minister of Municipal Affairs and Housing for consideration through the municipal approval process. A new master site plan has been received for consideration.
