About the Proposed Development

The site is located on the west side of Essa Road, north of the intersection of Ferndale Drive South and Veteran’s Drive.  The lands are approximately 0.276 hectares (0.67 acres) in area and are currently vacant.

The proposed Zoning By-law Amendment seeks to amend the existing ‘Residential Multiple Dwelling Second Density with Special Provision, Hold’ (RM2)(SP-562)(H-138) zoning over the lands to ‘Mixed Use Corridor with Special Provisions’ (MU2)(SP-X). The proposal would facilitate the development of an eight-storey residential condominium building with 89 residential condominium units, six three-storey townhouse units and ground floor commercial units. A total of 95 units are proposed.

The site was subject to a previous approval for sixteen (16) townhouse units by the then Local Planning Appeal Tribunal (LPAT) on March 10, 2021.
