TAKE NOTICE that The Hedbern Development Corp. has submitted complete applications for an Amendment to the Zoning By-law and Draft Plan of Subdivision for lands located at 158, 162, 166, & 170 Ardagh Road. The properties are legally described as:
158 Ardagh Road: Part Lot 5, Concession 14, Innisfil as in RO999601 EXCEPT Part 1 Plan 51R31976, City of Barrie
162 Ardagh Road: Part Lot 5, Concession 14, Innisfil, Part 1 Plan 51R41747, City of Barrie
166 & 170 Ardagh Road: Part Lot 5, Concession 14, Innisfil, Part 1 Plan 51R42224, City Of Barrie
About the applications
The proposal is to amend the current zoning of the subject properties from Residential Single Detached First Density with a Holding Provision (R1[H-95]) and Residential Single Detached Third Density (R3) to Residential Multiple Second Density with Special Provisions (RM2[SP-XXX]) to permit the development of 27 street townhouses, 19 block/cluster townhouses, and 12 back-to-back townhouses. The Special Provisions include reduced front and rear yard setbacks, secondary means of access, and lot area, increased gross floor area and density, and the permission to have parking in tandem. The proposal includes the extension of Bishop Drive.

Public Meeting to be scheduled
A public meeting will be scheduled at a later date at which time any person may make representation at a public meeting, however, written submissions to Legislative and Court Services are encouraged. Notification of the Amendment to the Zoning By-law if adopted by Council will be provided upon written request to the City Clerk or to the undersigned.
Anyone can attend the meeting to share their views about this matter; however written submissions are encouraged and should be directed to Legislative & Court Services.
If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of The City of Barrie before the Draft Plan of Subdivision and Rezoning is passed:The person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Local Planning Appeal Tribunal ; andmay not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
If you wish to be notified of the decision of the Council of The Corporation of the City of Barrie in respect of the proposed Official Plan Amendment and Amendment to the Zoning By-law, you must make a written submission to the undersigned and the Planning and Building Services Department.
