Take Notice that the Corporation of the City of Barrie is in receipt of a complete application as of Thursday, June 20, 2019 for a proposed Amendment to the Zoning By-law. Innovative Planning Solutions, on behalf of 481 Yonge Developments Inc., has submitted a complete application for an Amendment to the Zoning By-law for lands located at 481 Yonge Street.  The property is legally described as Block 113, Registered Plan 51M-453, City of Barrie and is located within the Painswick North Secondary Planning Area.  

Purpose

The lands are designated Residential Area in the City’s Official Plan and are currently zoned Residential Multiple Dwelling Second Density (RM2) in accordance with Zoning By-law 2009-141.  The owner has applied to amend the current zoning of the property to Mixed Use Corridor with Special Provisions (RM2)(SP), to permit the development of 4-storey residential apartment building with 67 units in total. The Special provisions relate to the provision of a partially paved front yard setback, an increase to the maximum permitted interior side yard setback, and a reduction to the minimum required street level floor height.  The density proposed for the development is 122 units per hectare.

_Public meeting to be scheduled_

A public meeting will be scheduled at a later date at which time any person may make representation at a public meeting, however, written submissions to Legislative and Court Services are encouraged.  Notification of the Amendment to the Zoning By-law if adopted by Council will be provided upon written request to the City Clerk or to the undersigned.

Anyone can attend the meeting to share their views about this matter; however written submissions are encouraged and should be directed to Legislative & Court Services.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of The City of Barrie before the Draft Plan of Subdivision and Rezoning is passed:

The person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Local Planning Appeal Tribunal ; andmay not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so._

If you wish to be notified of the decision of the Council of The Corporation of the City of Barrie in respect of the proposed Official Plan Amendment and Amendment to the Zoning By-law, you must make a written submission to the undersigned and the Planning and Building Services Department.
