NOTICE OF THE FILING OF A COMPLETE APPLICATION PURSUANT TO SECTION 34(10.7) OF THE PLANNING ACT, R.S.O. 1990, AS AMENDED, IN RESPECT TO A PROPOSED AMENDMENT TO THE ZONING BY-LAW
TAKE NOTICE that the Corporation of the City of Barrie is in receipt of a complete application as of Friday, February 19, 2021 for a proposed Amendment to the Zoning By-law.
TAKE NOTICE that Innovative Planning Solutions Inc. on behalf of Wynstar Bear Creek LP have submitted a complete application for an Amendment to the Zoning By-law for the lands known municipally as 189 Summerset Drive. The subject lands are legally described as Block 76, Plan 51M-1167 in the City of Barrie. The parcel is approximately 4.49 hectares in size, and generally located on the north side of Ardagh Road west of the Summerset Drive extension.
The proposed Zoning By-law Amendment seeks to amend the current zoning from ‘Residential Multiple Second Density’ (RM2) to ‘Residential Multiple Dwelling Second Density’ with Special Provisions (RM2 SP-XXX) and ‘Residential Apartment First Density’ (RA1-2) with Special Provisions.See key map.
The proposed Zoning By-law Amendment would facilitate the development of 218 back-to-back townhouses units and a 90 unit 6-storey apartment building for a total of 308 residential units. The requested special provisions include, but are not limited to increased height, increased GFA, reduced setbacks, back-to-back townhouses with a reduced parking standard.
A public meeting will be scheduled for spring 2021, at which time any person may make representation at the meeting, however, written submissions to Legislative and Court Services are encouraged. Notification of the Amendment to the Zoning By-law, if adopted by Council will be provided upon written request to the City Clerk.

If a person or public body does not make oral submissions at a public meeting or make written submissions to the Corporation of the City of Barrie in respect of the proposed Amendment to the Zoning By-law before the Corporation of the City of Barrie gives or refuses to give approval to the proposed Amendment:
(a) the person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Local Planning Appeal Tribunal; and
(b) the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
If you wish to be notified of the decisions of the Council of The Corporation of the City of Barrie in respect of the proposed Zoning By-law Amendment, you must make a written submission to the undersigned orcityclerks@barrie.ca.
