NOTICE OF THE FILING OF A COMPLETE APPLICATION PURSUANT TO SECTION 34(10.7) OF THE PLANNING ACT, R.S.O. 1990, AS AMENDED, IN RESPECT TO A PROPOSED AMENDMENT TO THE ZONING BY-LAW
TAKE NOTICE that the Corporation of the City of Barrie is in receipt of a complete application as of Tuesday, December 08, 2020 for a proposed Amendment to the Zoning By-law.
TAKE NOTICE that Innovative Planning Solutions Inc. on behalf of407-419 Mapleview Inc. _(Encore Group) have submitted a complete application for an Amendment to the Zoning By-law for the lands known municipally as 407, 411, 413, 417 and 419 Mapleview Drive West. The subject lands are legally described as Part of Lots 12, 13, 15 and 16, Concession 11 Plan 1274 in the City of Barrie. The combined parcels are 0.60 hectares (1.48 acres) in area and are occupied by 5 single detached residential dwellings.
The proposed Zoning By-law Amendment seeks to amend the current zoning from ‘Residential Single Detached Dwelling First Density’ (R1) to ‘Residential Multiple Dwelling Second Density’ with Special Provisions (RM2 SP-XXX).
The proposed Zoning By-law Amendment would facilitate the development of four 22-unit back-to-back townhouse blocks, 3 storeys in height for a total of 88 residential units and associated underground and surface parking.
A public meeting will be scheduled in early 2021, at which time any person may make representation at the meeting, however, written submissions to Legislative and Court Services are encouraged. Notification of the Amendment to the Zoning By-law, if adopted by Council will be provided upon written request to the City Clerk.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of the City of Barrie in respect of the proposed Amendment to the Zoning By-law before the Corporation of the City of Barrie gives or refuses to give approval to the proposed Amendment:
(a) the person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Local Planning Appeal Tribunal; and
(b) the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
If you wish to be notified of the decisions of the Council of The Corporation of the City of Barrie in respect of the proposed Zoning By-law Amendment, you must make a written submission to the undersigned or cityclerks@barrie.ca.
