Notice of Complete Application for Amendment to the Zoning By-law Amendment to the Zoning By-law and Draft Plan of Subdivision: 560 Lockhart Road

_Take notice that the Corporation of the City of Barrie is in receipt of a complete application as of Friday, November 26, 2021 for a proposed Amendment to the Zoning By-law and Draft Plan of Subdivision.

Take notice that The Jones Consulting Group Inc. on behalf of Lockhart Innisfil Investment Ltd. have submitted a complete application for an Amendment to the Zoning By-law and Draft Plan of Subdivision for lands known municipally as 560 Lockhart Road.

The subject lands are legally described as Part of South Half of Lots 13 and 14, Concession 11 (Geographic Township of Innisfil) in the City of Barrie. The parcel is 19.72 hectares (48.73 acres) in area, with approximately 324.1 metres (1063 feet) of frontage along Lockhart Road. The subject lands are located within the Hewitt's Secondary Plan Area and currently vacant.

The proposed Draft Plan of Subdivision seeks to allow for the creation of 190 single detached residential dwelling units of varying lot sizes, as well as 8 future lots, environmental protection blocks, stormwater management blocks, and municipal roads.

The proposed Zoning By-law Amendment seeks to implement the proposed Draft Plan of Subdivision by rezoning the lands from 'Agricultural' (AG) in the Town of Innisfil Zoning By-law 054-04 to 'Neighbourhood Residential' (R5) and 'Environmental Protection' (EP).

A public meeting is anticipated to be scheduled in February 2022 with further details to be provided closer to the date. At the time of the public meeting any person may make representation, however, written submissions to Legislative and Court Services are encouraged.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of the City of Barrie before the approval of the Zoning By-law Amendment and Draft Plan of Subdivision:the person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Ontario Land Tribunal (OLT); andthe person or public body may not be added as a party to the hearing of an appeal before the OLT unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
