
About the Proposed Development
A Zoning By-law Amendment has been approved on the consolidated properties with two phases. The first phase includes two six-storey residential towers with a combined 468 purpose-built rental apartment units. Access to the site is from Ashford Drive and Montgomery Drive with 336 parking spaces and 416 bicycle parking spaces proposed.
The Zoning By-law Amendment application rezones the Phase 1 lands from ‘Residential Single Detached Dwelling First Density (R1)’ to ‘Residential Apartment Dwelling Two with Special Provisions’ (RA2) (SP-XXX) in the City of Barrie Comprehensive Zoning By-law 2009-141. Special provisions permit reduced side and front yard setbacks, landscaped open space, parking ratio and drive aisles with increase lot coverage and gross floor area.
The Phase 2 lands are rezoned from ‘Residential Single Detached Dwelling First Density (R1)’ to ‘Residential Apartment Dwelling Two with a Special Provision, Hold (RA2)(SP-YYY)(H-ZZZ)’ in the City of Barrie Comprehensive Zoning By-law 2009-141. The Special Provision is to permit a reduced parking ratio across the entirety of the development site.
