About the Proposed Development

Blackthorn Development Corp. on behalf of Dunlop Developments (Barrie) Inc. are proposing a Zoning By-law Amendment application. The site is approximately 0.15 hectares in area and is located on the southeast corner of the intersection of Dunlop Street East and Mulcaster Street adjacent Sam Cancilla Park. 

The development proposal includes a mixed use building to a height of 25 storeys, containing 160 residential units together with 822.22 square metres of ground floor commercial space, and 135 parking spaces.

The proposed Zoning By-law Amendment seeks to add special provisions to the existing ‘Central Area Commercial’ (C1-1) zone to facilitate the development including, but not limited to, a maximum building height of 80 metres (25 storeys), an increase in GFA to 1000%, a reduced standard for commercial space, removal of the requirement for landscape buffer area and a reduced parking standard to 0.6 spaces per residential unit.
