TAKE NOTICE that the Corporation of the City of Barrie is in receipt of a complete application as of Wednesday, July 31, 2019 for a proposed Amendment to the Zoning By-law.
TAKE NOTICE that MHBC Planning, Urban Design & Landscape Architecture has submitted a complete application for an Amendment to the Zoning By-law on behalf of HIP Barrie Central Inc. for lands known municipally as 34-50 Bradford Street and a portion of 125 Dunlop Street West. The properties are legally described as Parts 1 to 8; Plan 51R-41863, City of Barrie.
Purpose
The purpose of the proposed zoning by-law amendments is to amend the zoning of the subject lands from Central Area-2 (‘C1-2’) Zone, Special Provision No. 481 (SP-481); Central Area-2 (‘C1-2’) Zone, Special Provision No. 481 (SP-481), Holding Symbol No. 125 (H-125); and, Transition Centre-1 (‘C2-1’) Zone to a site-specific Central Area-2 (‘C1_-2’) Zone, Special Provision to permit additional building height along the Bradford Street frontage, introduce a site-specific parking standard for the proposed residential use, and, permit stand-alone residential buildings on the property.
The effect of the application is to facilitate a mixed-use development comprised of three residential towers (20 storeys – Building 1; 20 storeys – Building 2; and, 10 storeys – Building 3) with a total of 600 residential units. The proposed development also includes a YMCA community facility and urban parkette.

Public Meeting to be scheduled
A public meeting will be scheduled at a later date at which time any person may make representation at a public meeting, however, written submissions to Legislative and Court Services are encouraged. Notification of the Amendment to the Zoning By-law if adopted by Council will be provided upon written request to the City Clerk or to the undersigned.
Anyone can attend the meeting to share their views about this matter; however written submissions are encouraged and should be directed to Legislative & Court Services.
If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of The City of Barrie before the Draft Plan of Subdivision and Rezoning is passed:
The person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Local Planning Appeal Tribunal ; andmay not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so._
If you wish to be notified of the decision of the Council of The Corporation of the City of Barrie in respect of the proposed Official Plan Amendment and Amendment to the Zoning By-law, you must make a written submission to the undersigned and the Planning and Building Services Department.
