Notice of Complete Application for Amendment to the Zoning By-law: 520 & 526 Big Bay Point Road

Take notice that the Corporation of the City of Barrie is in receipt of a complete application as of Tuesday, May 25, 2021 for a proposed Amendment to the Zoning By-law.

TAKE NOTICE that Innovative Planning Solutions Inc. on behalf of Morriello Construction Ltd. have submitted a complete application for an Amendment to the Zoning By-law for the lands known municipally as 520 & 526 Big Bay Point Road. The subject lands are legally described as Part Lot 13, Concession 13 and Part Lot 11 Plan 1019, Part Part 1 51R-18630 in the City of Barrie. The combined properties equal approximately 0.35 hectares in size and are located on the north side of Big Bay Point Road, approximately 160 metres east of Yonge Street.

The proposed Zoning By-law Amendment seeks to rezone the lands located at 520 & 526 Big Bay Point Road from Residential Single Detached (R1) to Residential Apartment First Density with Special Provisions (RA1-2)(SP-XXX) to facilitate the development of a 6 storey, 46 unit apartment building.

The requested special provisions include but are not limited to increased height and gross floor area; reduced front, west side, and balcony setbacks; reduced parking standard and increased lot coverage for parking; and, reduced landscape open space.

A public meeting will be scheduled for Fall 2021, at which time any person may make representation at the meeting, however, written submissions to Legislative and Court Services are encouraged. Notification of the Amendment to the Zoning By-law, if adopted by Council will be provided upon written request to the City Clerk.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Corporation of the City of Barrie in respect of the proposed Amendment to the Zoning By-law before the Corporation of the City of Barrie gives or refuses to give approval to the proposed Amendment:the person or public body is not entitled to appeal the decision of the Corporation of The City of Barrie to the Ontario Land Tribunal; andthe person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

If you wish to be notified of the decisions of the Council of The Corporation of the City of Barrie in respect of the proposed Zoning By-law Amendment, you must make a written submission to the undersigned orcityclerks@barrie.ca.
