About the Proposed Development

The owner applied to amend the zoning of the property to Residential Multiple Dwelling Second Density with Special Provisions (RM2)(SP), to permit the development of a 73-unit residential block/cluster townhouse (35 units) and 5-storey walk-up apartment (38 units) development. The Special Provisions (SP) relate to the following:

  • an increase to the maximum density;
  • a reduction to the minimum required front, side and rear yard setbacks;
  • an increase to the maximum permitted lot coverage and gross floor area;
  • an increase to the maximum building height;
  • a reduction to the minimum required landscape buffer areas; and
  • a reduction to the minimum required parking ratio and the provision of tandem parking.
