About the Proposed Development

The development proposal includes two 45-storey mixed-use buildings containing 912 residential units, together with 333 square metres of ground floor commercial space, and 364 parking spaces.

The proposed Zoning By-law Amendment seeks to amend the zoning of the subject lands from ‘General Commercial’ (C4) to ‘Central Area Commercial – 2 – Special Provision No. XXX’ (C1-2)(SP-XXX) with site-specific provisions to permit an increase in gross floor area (GFA) and building height, along with reductions to parking, rear yard setback and the percentage (area) of ground floor commercial space.

The proposed Official Plan Amendment seeks to add a Defined Policy Area to Section 2.8 of the Official Plan to permit a reduced ratio of 15% of the total units to be provided at an affordable rate, whereas 20% is required within the Urban Growth Centre; and to recognize that all affordable units will be provided in 1- and 2- bedroom unit sizes.
