About the Proposed Development

A revised submission by Innovative Planning Solutions Inc. on behalf of Tonlu Properties, amended the zoning for lands known municipally as 41 & 43 Essa Road and 259 & 273 Innisfil Street from 'Light Industrial' (LI) and 'Central Area Commercial' (C1-1) to 'Central Area Commercial with Special Provisions' (C1-1)(SP-XXX).  The project includes an irregular shaped collection of properties located in the Allandale Centre Neighbourhood, generally bounded by the BCRY railway to the north, Essa Road to the south and Innisfil Street to the west.

The application(s) are to facilitate the development of four (4) buildings with 5 - 6 storey podiums and tower heights at 23 storeys, 2 - 26 storeys, and 39 storeys. The development is proposed to include 1,259 residential apartments and some ground floor commercial use.  The special provisions include, but may not be limited to, an increase in height, a reduced parking standard, a reduced commercial use requirement of 2.65% from 50%, decreased setback from the railway, and reduced landscape buffer areas.
